Our Services

8 Simple Steps From the first Contact to Completion

Discovery & Assessment

 

Based on your initial enquiry and conversations, we’ll ask you for the Architect’s and Structural Engineer Drawings and Scope of Works to analyse your project and revise its requirements. Additional documents, like CCTV drain survey, M&E Design Drawings, Finishes Schedules, might also come in handy.

First on-site meeting

 

After we revise your documents we will propose a meeting at your site. This way we can walk through every space with you and ask more site specific questions. We will be also gathering more video and photographic material for our estimate.

Detailed Proposal

 

After our on-site meeting, once we have answers to all our questions, we start work on our proposal. It usually takes us around 3-4 weeks to produce a detailed quotation. It is prepared by our Quantity Surveyor with over 30 years of experience. Additionally, each estimate is then reviewed by a director who will be personally overlooking your project.

Our proposals are very detailed in nature. We always quote honest and realistic pricing, and we also advise on estimated timeframe of the project and our availability. Based on our vast experience in high-end residential construction, we tend to add ‘contractors items’, to every quotation, i.e. works that will also have to be included in order to deliver the project to the desired specification and expected finish.

Follow-up Meeting

 

As contractors’ estimates can be tricky to go through, we will propose a face-to-face follow-up meeting, where we can explain every aspect of our proposal in more depth and context, and make sure all your questions are answered, so we can leave you with a full understanding of all the items of our proposal.

At this stage, should you wish to visit our ongoing or completed projects – this could also be arranged.

Contract

 

Once you accept our quotation we will be in a position to sign a contract. We usually work with JCT or RIBA Contracts. Contract will also include a detailed programme of works.

Construction Phase

 

We plan and organise every single aspect of your project so that nothing is left to chance. During the first 3 weeks (pre-construction phase), we prepare and collate all necessary documents, health and safety procedures and other necessary for a smooth start of the project.

Each project has a designated foreman – the same person for the duration of the project. Additionally, one of the company directors is also assigned to the project and personally oversees the progress and the communication throughout the entire build.

As the project continues, we will have regular site meetings where we revise the progress and the upcoming works, against the programme.

Snagging Phase

 

Our snagging phase usually doesn’t take long as we tend to address every possible issue as swifty as it arises. At this stage our project is pretty much ready for the handover. At the end, a final visit from a building control completes the process.

Project Handover

 

During the project handover you will receive final accounts of the project with all necessary documentation, certificates, guarantees, and maintenance instructions.

Working with PJS Builds?

Unlike other builders, we don’t have different teams for sales, project management and building works. Our directors (and founders) are personally involved throughout the project duration, and the same multi-skilled and highly experienced team (most of whom have been with us from day one!) will be with you from start to finish.

This approach allows us to ensure swift progress of your project whilst high standards and attention to detail are consistent at every step. It also enables us to keep third party contractor costs to a minimum, as we have total control over the budget.

Project Management

Throughout your entire project, your dedicated project manager (or your construction concierge!) will be on hand to guide you with your choices, listen to your feedback, keep you updated, answer your questions and keep everything running smoothly, like a well-oiled machine!

On top of that one of our directors is also personally involved in and assigned to each project and always available to hear your feedback.

With each site so meticulously managed, exceptional communication channels and work programme in place, we’re leaving nothing to chance!

Health & Safety

Each site is meticulously managed, with clear safety protocols and a culture that encourages everyone to take responsibility not only for their own safety, but the safety of their colleagues.

On top of that each project is overlooked by an independent Health and Safety Contractor Compliance Officer.

Communication

We make sure that you have full understanding of the progress, current status, and all the work required going forward. We even let you in on our trade secrets (such as introducing you to stellar suppliers or ingenious ways to save money)!

As we regularly meet on-site with all parties involved, we also promptly address feedback, changes or any issues to ensure stress and hassle-free, and on-track delivery of your build.

Bespoke Joinery & Finest Touches

Our skilled in-house joiners, and finest specialists we developed relationships with, expertly make bespoke furniture, made-to-order kitchens, custom pieces, and add  finest touches to complement your interiors.

Aftercare

After completion of the project, we hand over all our final documentation pack, which also includes all maintenance and warranty information. We also make sure that our customers know that they can always reach us for assistance.

Unlike many builders and contractors, even after the 12 months we tend to stay in touch and offer hassle-free support to our customers should they need one.
